A lease agreement template is a legal contract between two parties; one is called home or property owner and the other is tenant. In this agreement, the property owner or landlord allows the tenant to use his/her property for specific time frame and terms. While in return, the tenant will pay rent on a monthly or quarterly basis. A lease agreement helps each party to understand their rights and responsibilities under the lease. This agreement helps to avoid unnecessary conflicts and expenses between the two parties because their respective responsibilities are stated in a written form on a legit document.
It is important to understand that the lease agreement does not provide full ownership of the property of the landlord to the tenant. 3- Total rent payment, late charges and due dates.
4- Methods of rent liquidation.
5- Mode of making any changes or termination of a contract before the given time period and their penalties.
6- Mention accounts and security deposit amount.
7- Changes in the property or utilities of the landlord and what will be the charges for it?
8- Responsibilities and obligations such as noise limits, pet rules, violation of rules or penalties.
9- Procedure of repairing or emergency request from tenant.
10- Taking proper care of premises, including swimming pool, lawn, and security system.
Whereas, some of the general terms to include in your agreement are:
Time Span: Duration of lease agreement in which it will be effective.
Deposits: The amount of deposits and their terms for paying back or adjustment at the end of the agreement.
Rates: The amount of money charged by the landlord to a tenant for using his property.
Usage of Property: Terms and regulations must be followed regarding the usage of property.
Utilities: which utilities the person is responsible for and which utilities are covered in rent.
Maintaining and Repairing: Who is responsible for all the repair and maintenance of property? In case the tap breaks or one of the water pipes leaks.
Other Terms: addition or subtraction of certain terms and conditions according to the needs of the landlord or tenant is appreciated. A good landlord always gives his tenants some open space for making understandable changes according to their needs.
As a property owner, when you are putting your property up for a lease, you want to make sure that your property is in the right hands, if it will be taken care of, if the temporary owner is faithful to you. In order to confirm all these aspects, you need a written legal document which acts as proof of every single statement that the tenant agreed to at the time of the signing agreement.
